What is Infrared Thermal Imaging?
Thermal imaging is a non-invasive technology that our inspectors may use to find issues that could potentially go unnoticed to the naked-eye. This can benefit an inspection by helping to identify the following:
Moisture and water intrusion detection that can damage a home and introduce mold or pests
Plumbing or hidden roof leaks
Missing or damaged insulation
Loss of heat or air infiltration through walls, windows, doors, and floors
HVAC system damage, malfunctions, or leaks to air-conditioner compressor
Broken seals in windows
Overloaded or undersized circuits
Overheating electrical equipment
Please keep in mind that there are indeed limits to thermal imaging. As with any inspection, it cannot predict future conditions. However, if moisture intrusion is detected and not addressed in the near-term, this can lead to structural issues.
Will inspectors walk on my roof?
We will attempt to walk on your roof. If walking on the roof is deemed unsafe or may cause structural damage to the property, we will attempt to use other means to view the roof’s condition on the outside (e.g., inspect from ladder, use binoculars, or fly a drone).
